Selling privately, without a board outside the house.
For owners who need certainty, speed or discretion — with an honest comparison against the open market before you decide anything.
The open market is the right answer for most sellers. This service exists for the situations where it isn't.
An estate agent's job is to expose a property to as many buyers as possible and let competition find the price. When there is time, condition and no urgency, that process usually produces the best outcome, and we will say so on the first call.
But the open market also involves months of viewings, a fall-through rate that runs at roughly a third of agreed sales nationally, a mortgage-dependent buyer who may be refused at survey, and a chain you cannot control. Where a property has condition issues, sitting tenants, a difficult title or a seller with a genuine deadline, that process can be actively unsuitable.
We work with verified investor buyers whose funds we have already checked. When one of them matches your property, the sale is a single negotiation with no chain, no board, no portal listing and no public record of your address anywhere.
When a private sale is the better route.
Probate and estate sales
Executors dealing with an estate, often at distance and often alongside several other beneficiaries, who need the process handled calmly and without a drawn-out marketing campaign.
- Sensitive, unhurried handling
- Clear communication with all parties
- No public marketing of the address
Portfolio exits
Landlords stepping back — retirement, regulation fatigue, or a change in tax position — who want to exit multiple properties without months of individual sales.
- Whole or partial portfolio
- Tenanted sales considered
- One negotiation, not twelve
Tenanted and problem stock
Properties with sitting tenants, arrears, disrepair or licensing issues that most open-market buyers simply won't touch.
- Bought with tenants in place
- Condition tolerated, not penalised twice
- No mortgage-survey collapse
Broken chains and deadlines
A sale that fell through, a purchase that depends on it, or a deadline that an eight-month open-market process cannot meet.
- Speed where speed matters
- Reduced fall-through risk
- Certainty over headline price
Relocation and separation
Circumstances where discretion matters as much as price, and where an agent's board outside the house is the last thing anyone wants.
- No board, no portal listing
- Confidential throughout
- Timeline set by you
Refurbishment projects
Properties needing more work than the owner wants to undertake, where the realistic buyer pool is investors rather than homeowners.
- Priced against real build costs
- No renegotiation on discovery
- Cash or bridging-backed buyers
Three routes, compared honestly.
We would rather you chose the right route than chose us.
Estate agency
- Price
- Highest potential price
- Timescale
- Typically 4–8 months to completion
- Cost to you
- Agency fee plus legal costs
- Risk
- Around a third of agreed sales fall through nationally
Best for: A well-presented, mortgageable property with no time pressure
Auction
- Price
- Variable, often below market
- Timescale
- 6–10 weeks to completion
- Cost to you
- Entry and commission fees
- Risk
- Low fall-through, but no control over final price
Best for: Unusual, unmortgageable or hard-to-value property
Private sale
- Price
- Below top open-market price
- Timescale
- Weeks, driven by your timescale
- Cost to you
- Usually no agency fee to you
- Risk
- Low, with verified funds and no chain
Best for: Certainty, speed, discretion or difficult stock
Timescales and fall-through figures above are general market indications, not guarantees. Your solicitor and your own circumstances will determine the actual outcome.
What happens after you contact us.
- 01
Initial conversation
You tell us about the property and, importantly, about your situation and timescale. There is no charge and no obligation, and we do not pass your details to a list of buyers at this stage.
- 02
Honest appraisal
We give you our view of what the property would achieve on the open market, and separately what a private sale is likely to achieve. These are different numbers and we will not pretend otherwise.
- 03
Options, side by side
We set out estate agency, auction and private sale against each other for your specific property — likely price, likely timescale, costs and the risk of it falling through. Sometimes the honest answer is that you should use a high-street agent.
- 04
Discreet introduction
If you choose to proceed privately, we introduce the property only to buyers whose criteria genuinely match it and whose funds we have verified. It is never advertised, listed or circulated on a mailing list.
- 05
Offer and terms
You receive a written offer with the position on funding, conditions and timescale stated clearly. You are under no obligation to accept it.
- 06
Progression
Solicitors instructed, searches ordered, enquiries answered, and weekly updates to you until completion. Where a buyer tries to renegotiate without cause, we push back.
What we will and won't do.
- We will give you our honest open-market view, even when it points away from us
- We will never publish or circulate your address or details
- We will verify every buyer's identity and funds before an introduction
- We will put any cost to you in writing before you commit
- We will not tie you into a sole agency agreement
- We will not renegotiate at the last minute without a genuine, evidenced reason
- We will tell you to use an estate agent when that is the right advice
Selling, answered.
No. We do not publish property particulars, addresses, prices or photographs anywhere on this site or on any portal. That is a deliberate policy and the main reason owners who value privacy come to us.
In a private sale the seller does not normally pay us a fee. You should still expect your own legal costs. Any arrangement that would involve a cost to you is put in writing before you commit to anything.
Generally no, and we will not tell you otherwise. A private sale trades some of the headline price for speed, certainty and discretion. If maximising price is your only priority and you have time, a good local estate agent is the right answer and we'll tell you that.
Where the buyer is cash-funded and the title is straightforward, weeks rather than months. Realistically the pace is set by the solicitors and the searches, and we would rather give you an honest timeline than an impressive one.
Often yes. A tenanted property with a reasonable rent is attractive to an investor buyer, whereas it materially narrows the pool on the open market. Tenants must be treated properly throughout, and we insist on that.
Not at all. There is no sole agency agreement, no lock-in period, and no fee for having the conversation. You can go to an agent the next day.
That is frequently the reason people come to us. We price against genuine build costs rather than penalising the property twice, and we do not renegotiate after survey for defects that were obvious and already priced in.
A verified investor client whose mandate matches the property. We complete identity and source-of-funds checks on every buyer before an introduction is made, which is a legal requirement and also protects you.
