Compliance, verification and how to check us.

The checks we run, the data we hold, the obligations landlords carry, and the two-minute verification everybody should do before engaging any property firm.

Why this page exists

This industry has a trust problem, and it was earned. The answer is not louder claims — it is checkable facts.

A great deal of money has been lost by people who paid deposits to sourcing agents that turned out to have no company, no trading history and no fixed address. The pattern is consistent: strong marketing, impressive numbers, pressure to move quickly, and a vague answer to the question "what is your company number?"

Our company number is on every page of this website, our registered office is published rather than hidden behind a mailbox, our director is named, and there is a direct link to the public register. None of that makes us good at the job — but it does mean you can establish that we exist, when we started, and who is accountable, in about two minutes.

Apply the same test to everybody in this sector, including us.

Warning signs, generally

  • No company number, or a number that doesn't match the trading name
  • Pressure to pay a reservation fee within hours
  • Guaranteed returns quoted as certainties
  • Deals circulated to a large mailing list simultaneously
  • Refusal to put fees in writing before work begins
  • No identity or source-of-funds checks on you
  • Payment requested to a personal account
  • Comparables quoted from asking prices rather than sold prices
02AML

Anti-money-laundering and client checks.

These apply to everybody we work with — buyers, sellers and landlords alike.

01

Identity verification

Every client, buyer and seller we work with is identity-verified before any transaction work begins. No exceptions, including for referrals.

  • Government-issued photographic identification
  • Proof of current residential address
  • Company documents and beneficial ownership where you buy through a company
  • Verification repeated periodically for long-standing clients
02

Source of funds

We establish where purchase funds come from and satisfy ourselves that the explanation is credible and evidenced.

  • Documentary evidence of the source of funds
  • Bank statements or lender agreement in principle
  • Explanation of gifted deposits and third-party contributions
  • Business ceases where funds cannot be satisfactorily explained
03

Ongoing monitoring

Client relationships are kept under review rather than checked once and forgotten.

  • Transactions reviewed against the client's known profile
  • Unusual or inconsistent instructions questioned
  • Records maintained for the period required by law
  • Reporting obligations discharged where they arise
03Data protection

What we hold, and what you can ask for.

Handled under UK GDPR and the Data Protection Act 2018.

A

What we collect

  • Source-of-funds evidence
  • Transaction correspondence

How it is used

To deliver the service you asked for and to meet our legal obligations. We do not sell data, and we do not share it with third parties for marketing.

  • Service delivery
  • Legal and regulatory compliance
  • Never sold or rented
  • No marketing lists
C

Your rights

Under UK GDPR you can ask what we hold, ask for it to be corrected, ask for it to be deleted where we are not required to retain it, and complain to the regulator.

  • Right of access
  • Right to rectification
  • Right to erasure where applicable
  • Right to complain to the ICO

06Questions

Compliance, answered.

Property sourcing is not licensed in the way that, for example, financial advice is. However, businesses involved in property transactions are subject to anti-money-laundering obligations, data protection law, consumer protection regulations and, where they carry out estate agency work, the requirements that attach to that. The absence of a single licensing regime is exactly why you should verify any firm you deal with independently.

Search company number 14148562 on Companies House. You will find JK Property Sourcing Ltd, incorporated 3 June 2022, with the registered office and director details matching what we publish on this site. Check the filing history too. If anything does not match what we have told you, do not proceed and contact us about it.

Because anti-money-laundering rules require it, and because it protects both sides. Any firm willing to transact without verifying who you are and where the money came from is either ignorant of its obligations or indifferent to them, and neither is reassuring.

For as long as the service requires and then for the retention period the law imposes on records of this kind, which for anti-money-laundering documentation is a number of years after the relationship ends. Beyond that we delete it.

No, and we are careful about the line. We provide property advice — sourcing, appraisal, negotiation, management. Mortgage advice comes from a regulated broker, legal advice from your solicitor and tax advice from your accountant. Nothing on this website constitutes advice of any of those kinds.

Put it in writing to the registered office or by email. You will get an acknowledgement and a substantive response setting out our findings and what we propose to do. If you remain dissatisfied, we will tell you what further avenues are open to you.

Ask us anything about this

If there is a check you want to see evidence of before engaging, ask. A firm that hesitates at that question is telling you something.
