A registered practice, run by one accountable person.

A property sourcing and management practice working for buyers, landlords and owners — never for the seller, and never for a commission we haven't told you about.
JK Property Sourcing Ltd was incorporated on 3 June 2022 and has traded continuously since. The practice was built around a simple observation: almost everyone an investor meets in a property transaction is paid by somebody else. The estate agent is paid by the seller. The broker is paid on completion. The developer is paid to sell the unit.
What was missing was somebody paid by the buyer, working to the buyer's written brief, whose job included telling them not to buy. That is the whole basis of the practice, and it is why we do not advertise properties, publish deal packs, or maintain a mailing list of opportunities circulated to whoever will take them.
Over time the work extended naturally into management. Clients who had bought through us wanted the properties run properly, and landlords who had bought elsewhere wanted the same. Today the practice runs across sourcing, management, guaranteed rent arrangements and discreet private sales.

Why we publish this
Property sourcing is an unregulated activity in the sense that anyone can call themselves a sourcing agent tomorrow morning. A great deal of harm has been done in this industry by people operating with no company, no trading history and no fixed address.
Before you send money or documents to anyone in this sector — including us — check the company exists, check who the director is, and check the registered office. It takes two minutes and it eliminates most of the risk.

Where we work.
West Midlands
Our home market and the area of greatest depth — Birmingham, Redditch, Bromsgrove, Worcester, Coventry, Solihull, Wolverhampton and the surrounding towns.
London
Sourcing and advisory for investors buying in and around the capital, where the strategy, pricing and yield profile differ fundamentally from the regions.
UK-wide
Selected mandates elsewhere in England where the brief justifies it and where we can build genuine local knowledge rather than pretending we already have it.
Four commitments.
Verifiable, not just claimed
Every factual claim we make about the company — its number, its incorporation date, its registered office, its director — is on the public register and linked from this website. We would rather you checked than took our word.
Advice before transaction
We are paid to find and negotiate acquisitions, which creates an obvious incentive to encourage buying. We manage that by leading every appraisal with the downside and by telling clients plainly when the right answer is to do nothing.
Small on purpose
The practice is deliberately not scaled to a call centre. Clients deal with the same person throughout, and the number of active mandates is capped by what can be serviced properly.
Discretion as standard
No listings, no deal packs, no client names, no addresses. Nothing about a client's holdings or a vendor's circumstances is published anywhere.
Speak to the director
You will not be routed through a sales team. Enquiries come to one person, and that person is accountable for the answer.
