About the company

JK Property Sourcing Ltd, a private limited company registered in England & Wales under company number 14148562, incorporated 3 June 2022. The registered office is 62 Oakly Road, Redditch, England, B97 4EE and the director is Mohammed Jawaad Nazir. All of that is verifiable on the public register.

Four things. We source and negotiate residential acquisitions for investors. We manage properties for landlords. We take properties on guaranteed-rent and serviced accommodation agreements. And we buy privately from owners who need speed, certainty or discretion rather than an open-market campaign.

Not in the conventional sense. An estate agent is instructed by a seller to market a property. We are instructed by buyers, landlords and owners, and we do not market properties publicly at all.

London and UK-wide, with the greatest depth of local knowledge in the West Midlands. Where we don't genuinely know an area we say so rather than pretending.

Deliberately small. You deal with the same person throughout, and the number of active mandates is capped at what can be serviced properly rather than at what could be sold.

Deals and listings

Because we never publish them. No listings, no deal packs, no addresses, no prices, no photographs of client properties. Opportunities are sourced against a specific client's written brief and discussed privately with that client alone.

No. A mailing list means the same opportunity going to hundreds of people at once, which is a marketing exercise rather than a sourcing service. If you want to see opportunities, you set a mandate.

We will discuss the type of work we do and the strategies we operate across, but we do not disclose individual transactions, addresses, prices or client identities — including anonymised ones. Clients rely on that discretion and we are not going to compromise it to win business.

We publish aggregate figures for the practice as a whole. We do not publish deal-level returns, because a single number stripped of its context is meaningless and, presented as marketing, it is misleading.

03Section

Fees and money

Sourcing is charged as a fixed fee or a percentage of purchase price, agreed in writing before any search begins. Management is a percentage of rent collected, or a one-off fee for let-only. Guaranteed rent involves no fee to the landlord — we pay you. Private sales usually involve no fee to the seller. Exact figures depend on the property and the mandate; ask and we'll put them in writing.

Any commission, referral fee or introducer arrangement is disclosed to you. You will always know who is paying us and how much.

Where an engagement fee applies it is set out in the written agreement before you commit. We will never ask for a payment into a personal account, and you should never make one to anybody in this industry.

Then, depending on the fee structure agreed, either nothing further is payable or the engagement simply ends. A mandate is not an obligation to transact and we will not push you into a purchase to justify a fee.

Applying for client access

It is a request to be considered as a client. Submitting it does not create an account and does not give you access to anything. It goes to us for manual review.

No. Nobody is granted access automatically. Every application is read by us, and access is granted only where we have reviewed it, are satisfied, and consider we can genuinely help. Many applications are declined.

You receive confirmation that it has been received. We review it, usually within a few working days, and either contact you to discuss it further or write to you to say we are not taking it forward. Where an application is approved, we then arrange verification before any access is enabled.

Most commonly because the brief is outside what we can genuinely deliver, the expectations are not realistic for the market, the budget and criteria don't reconcile, or we are already at capacity. Being declined isn't a judgement on you — it is us not taking on work we can't do properly.

Approved clients get a private area for their own mandate, their documents and their correspondence with us. There is no shared deal board, and no client can see anything relating to another client.

Verification and safety

Anti-money-laundering obligations apply to businesses involved in property transactions. We must verify who our clients are and establish where their funds come from before acting. A firm that doesn't ask is a firm you should worry about.

Search company number 14148562 on Companies House and compare what you find against what we publish here. The name, incorporation date, registered office and director should all match. If anything doesn't, stop and contact us.

Under UK GDPR. We collect only what the work and the law require, we don't sell or rent data, we don't add you to marketing lists you didn't ask for, and you can request access, correction or deletion where we are not legally required to retain it.

Practical questions

Yes, and a good deal of the process is built around explaining how each figure in an appraisal was arrived at. What we won't do is put a first-time investor into a complex development project because the headline return looked good.

Yes. Overseas and remote clients are common, with detailed video walkthroughs and independent surveys standing in for personal viewings. Verification requirements are the same and occasionally take a little longer.

No. We are not brokers and we do not give financial advice. We work alongside independent brokers and can introduce you to specialists, but the advice and the regulated relationship sit with them.

No. Whether to buy personally or through a company, and how any of this is taxed, is a question for a qualified accountant. It materially affects returns, so take that advice before purchasing rather than after.
