Management for landlords who'd rather own than operate.

Tenant vetting, compliance, rent, maintenance, inspections and reporting — handled end to end by one accountable point of contact.

The proposition

Letting a property is easy. Running one properly for a decade, through arrears, legislation changes, boiler failures and a difficult check-out, is the actual job.

Most landlords start out self-managing and most eventually stop, usually after one bad tenancy or one missed certificate. The cost of managing badly is rarely the management fee — it is the void that ran three months, the deposit that couldn't be deducted because the inventory was a phone photo, or the notice that was invalid because the prescribed information was never served.

Our management service exists to remove that entire category of problem. You keep the asset and the decisions. We take the operations, the compliance calendar, the tenant relationship and the phone calls at half past ten on a Sunday.

Because the practice is small, you deal with the same person throughout. There is no call centre, no ticket number, and no situation where nobody seems to know the history of your property.

01Scope

Six pillars of the service.

This is the full operational picture of what full management covers.

01

Tenant vetting & referencing

The single most important decision in a tenancy is who you hand the keys to. We do not shortcut it to fill a void a week faster.

  • Right to Rent checks on every adult occupier
  • Credit, employment and affordability referencing
  • Previous landlord references taken and followed up
  • Guarantor arrangements where affordability is marginal
  • Written recommendation to you before any offer is accepted
02

Compliance & certification

The regulatory load on landlords has grown relentlessly. We track it so a missed certificate never becomes an invalid notice.

  • Gas Safety Record renewed annually
  • EICR every five years, remedials tracked to completion
  • EPC held and rating monitored against minimum standards
  • Smoke and carbon monoxide alarms tested and documented
  • Legionella risk assessment and licensing where applicable
  • Prescribed information and How to Rent served correctly
03

Rent collection & arrears

Rent should arrive without you thinking about it. When it doesn't, action starts on day one — not after a month of hoping.

  • Rent collected to a client account and paid over on a fixed cycle
  • Automated reconciliation and same-day arrears flagging
  • Structured contact and payment-plan process
  • Formal notices served correctly when a plan fails
  • Clear monthly statements you can hand to an accountant
04

Maintenance & contractors

A vetted trade network, a defined authorisation threshold, and no mystery invoices at the end of the month.

  • Insured, qualified contractors with agreed rates
  • Spend limit set by you; anything above it is authorised first
  • Emergency escalation route out of hours
  • Photographic evidence before and after works
  • Planned maintenance recommendations, not just reactive repairs
05

Inspections & reporting

Regular eyes on the property, documented properly, so problems are caught while they are still cheap.

  • Professional inventory and schedule of condition at check-in
  • Periodic inspections with photographic reports
  • Condition trends flagged before they become claims
  • Portfolio-level reporting for multiple properties
  • Full document history retained and available on request
06

Tenancy lifecycle

From deposit protection through renewals to check-out and re-let, handled in the right order and within the statutory timescales.

  • Deposit protected in a government-approved scheme within 30 days
  • Renewal negotiation and rent review advice
  • Correct notice procedure where possession is required
  • Check-out against the original inventory, with fair-wear judgement
  • Deposit deductions evidenced and disputes handled
  • Re-marketing started before the property is empty
02Service levels

Three ways to work with us.

Pick the level of involvement that suits how you actually want to spend your time.

Let Only

We find and place the tenant. You run the tenancy.

  • Marketing and accompanied viewings
  • Full referencing and Right to Rent
  • Tenancy agreement drawn and signed
  • Deposit registered and prescribed information served
  • Keys handed over — management is then yours

Best for: Landlords who are close by, experienced, and genuinely want the day-to-day.

Most chosen

Full Management

We run everything. You receive rent and a statement.

  • Everything in Let Only
  • Rent collection, arrears handling and monthly statements
  • All compliance and certification tracked and renewed
  • Maintenance coordination with vetted contractors
  • Periodic inspections with written reports
  • Renewals, rent reviews, notices and check-out
  • One named contact for you and for the tenant

Best for: Most landlords, and anyone with more than one property or a full-time job.

Guaranteed Rent

We take the property on an agreement and pay you regardless of occupancy.

  • Fixed monthly payment on a set date
  • Paid during voids and during arrears
  • Day-to-day management and minor maintenance absorbed
  • Property returned in the agreed condition
  • Longer agreement terms, typically multi-year

Best for: Landlords who value certainty and a fixed number over maximum headline rent.

Fee levels are quoted in writing after we have seen the property. Service tiers and their inclusions should be confirmed against your management agreement, which is the document that governs the relationship.

03Onboarding

Moving a property across.

Whether it's empty, tenanted, or currently with another agent, the transition is handled without the tenant being caught in the middle.

  1. 01

    Property review

We visit, assess condition and compliance status, and give you an honest rental valuation based on what comparable properties are actually letting for — not what we think you want to hear.

  2. 02

    Compliance audit

Existing certificates, licences and deposit protections are audited. Anything missing or expiring is listed with costs before you commit to anything.

  3. 03

    Agreement and setup

Management agreement signed, service level confirmed, authorisation limits set, and payment details established. You know exactly what we can and cannot do without asking you.

  4. 04

    Marketing and placement

Where the property is empty, we market, view, reference and place. Where a tenant is in situ, we take over the relationship, re-serve any required documents and correct anything that was done incorrectly.

  5. 05

    Steady state

Rent collected, compliance tracked, inspections carried out, maintenance handled, statements issued. You hear from us when there is something worth hearing.

05Questions

Management, answered.

Management is charged as a percentage of rent collected for full management, or a one-off fee for let-only, with guaranteed rent structured as a fixed payment instead. Exact rates depend on property type, location and portfolio size — ask and we will quote in writing. We do not add undisclosed mark-ups to contractor invoices.

Yes. A large part of the managed portfolio came from landlords who bought elsewhere and simply want it run properly. There is no requirement to have used our sourcing service.

Arrears are flagged the day a payment is missed. We contact the tenant immediately, establish the cause, and put a documented payment plan in place where the situation is recoverable. Where it isn't, we serve the correct statutory notice at the right time and coordinate with solicitors. You are kept informed at every stage rather than finding out three months later.

The deposit is protected in a government-approved scheme within 30 days of receipt, with prescribed information served on the tenant. Failing to do this correctly is one of the most common and most expensive landlord mistakes, and it invalidates a Section 21 notice.

Yes, provided they are appropriately qualified and insured for the work. Some landlords have a trusted plumber or electrician they want retained, and we will work with them.

You receive a statement every month, an inspection report after every visit, and immediate contact for anything urgent or anything exceeding your authorisation limit. Beyond that we deliberately don't fill your inbox.

We will advise on whether selling with the tenancy in place or with vacant possession is likely to serve you better, handle tenant communication properly, and coordinate access for viewings and surveys.

Yes. Notice periods are set out in the management agreement and are reasonable. We keep clients by doing the work, not by making it painful to go elsewhere.
